Jane called me in a panic three hours before a closing because she realized that her assistant never sent me the three amendments to the Purchase Contract. I’m Jaad Nicholas, I’m a Mortgage Planner, and I love solving puzzles. Jane is a top producing Realtor I was working with toward a 4pm Friday closing. While speaking at 1pm, I learned that there were amendments to the initial Purchase Contract that were written, and they were never sent to me as the lender. It is imperative that I receive the amendments several days before the closing as they generally have to be reviewed and approved by the Underwriter. In this case, I read through the amendments and they were regarding Due Diligence and Occupancy Dates. Since these date deadlines do not affect me as the lender, I informed Jane that we were still on track for 4pm. I’m a great referral for your Realtor friend, Janine. Her weekly social media posts always include pictures of happy clients. Ask Janine how she manages to keep so many clients happy.
