Jason Conn – GateOpener InfoMinute

My name is Jason Conn and I help realtors close loans on time.  Four times a year I go fishing with my Dad.  One of the most important things on these trips is being prepared for almost anything.  The last thing I want is the shame that my Dad inadvertently casts when I don’t have something needed.  Each time I complete a trip, I plan for the next one by writing down what I need to replace/fix.  Laura, a new realtor chose a 20 day closing date on November 2nd at 4PM and this left us with only 13 business days to close the loan.  We talked and requested a 3 day extension during due diligence and were able to close in 23 days (16 business days).  Shawn Perez is a realtor with Atlanta Fine Homes Sotheby’s. Shawn wants her offers to be considered first in a competitive offer situation.  She will appreciate the calendar I send at the beginning of each month (outlining bank holidays) and she will develop a reputation of always closing on time.  Ask Shawn if agent reputation in the market is important to listing agents when considering offers.

    The green card is who and how.. the who is very specific.. the how goes off into what you can do for her…
    how do we identify her(could be any realtor) She always has her Black Mercedes washed so it is shiny and clean.

    Good green card suggestion Vance.

    Purpose of the blue card is to provide new information – teach your team something about the mortgage business so you get an “Aha.” I think your blue card is a long purple card-it focuses on you. Perhaps you could say this, “Banking regulations require that borrowers acknowledge receipt of their closing disclosure at least 3 business days before closing. This three-day window does not include Sundays and federal holidays. Borrowers and their Realtors should realistically plan the closing schedule around holidays or they could face avoidable delays.”

    Then follow with a purple card like, “I often fish with my Dad. I have learned that when I complete one trip, I should immediately plan for the next trip – my Dad will tease me if I miss something.”
