Loan underwriters do not like the word “repair” in contract amendments. To verify repairs are done, they request contractor receipts, photos, and potentially, require a second appraiser site visit. This extra work takes time and can delay closing.  I’m proactive and hate dealing with preventable problems. So I do a word search for the word “repair” in every amendment.  My client Rob sent an amendment that said, “In lieu of repairs, all parties agree that seller paid closing costs will be $5,000.” I suggested rephrasing it to simply say, “All parties agree seller will contribute $5,000 to closing costs.”  This communicates the most important part of the amendment without using the word “repair.” I’m a great referral for your Realtor friend Melissa.  Her FaceBook posts often include 5-star client reviews.  Melissa wants office bragging rights on customer satisfaction. Ask Melissa how she celebrates each 5-star review.  Then schedule a lunch appointment for us.  I’ll make sure the word “repair” does not lead to an unhappy client.  I’m Rodney Shaffer, licensed mortgage lender.
