Vance Blew – GateOpener InfoMinute

When working on a loan with a property under contract we meet the parameters based on the contract, one being the sales price. And the appraisal has to meet or exceed that value. I’m a real estate investor and have analyzed a lot of deals to make sure they would meet the financial criteria of an investor partner.  Monique was under contract but having a challenge with her cash to close, she had lent money to her son and he did not have it to return for in time for closing. So we got creative. The appraisal came in above the sales price, so they amended the contract to raise the sales price and ask the seller to contribute that much more toward closing costs. She still qualified with the higher loan amount. Kim has been in the Million Dollar club for 5 years with KW Chattahoochee North. She enjoys spending time with her family at the beach without working while there. Ask her what the most interesting thing she has found while beachcombing?     Vance hope you are well. I think the above is excellent and to the point but I didn’t understand the relevance of the purple card with you being a real estate investor and analyizing deals to make sure they would meet certain financial criteria. seems like your value here is creatively finding solutions to problems. Also on the platinum card it seems like asking about beachcombing is an easy question and I would ask that but how does it go from there to your intro. Seems like it doesn’t relate but maybe I’m thinking about it incorrectly.

    I would expand and simplify the blue card a little. Something like this: With all purchases, a home has to appraise at or above the purchase price. Occasionally when the home appraises for above the purchase price, this allows for some creativity if we encounter a road block. Maybe consider putting the purple card ahead of the blue card for continuity/flow.

    I will echo Chris and Jason’s comments. I read this out loud and finished in about 45 seconds, so you have another 15 seconds to use. Green card – I would elaborate more on how we will recognize Kim – how do we know she is in the Million Dollar Club. Perhaps something like, “I’m a great referral for your Realtor friend Kim. Her email signature shows multiple Million Dollar Club awards.” For platinum card, talk about what she wants…for example, “Kim wants to spend more time at the beach with her family – without work interruptions.”
