In the Mary Kay product line, we currently have 5 Cologne Sprays for men, and 1 Eau de Toilette and 7 Eau de Parfum products for women. I don’t promote fragrances much, for several reasons. They’re hard to demonstrate in a Try Before You Buy setting. Sampling too many at once creates such a mix of smells that a person’s nose buds can get overwhelmed and confused. Plus, I have a sensitivity to fragrances so I develop Not-Fun symptoms of nausea, headache and sore throat. Many people have "Signature Fragrances" so unless their favorite perfume has been discontinued, I don't have a lot of clients asking about them. Although fragrance products typically aren’t very profitable for me, I do highlight when limited-edition fragranced products are available during the holidays: like Hair and Body Washes for men and Dry Silkening Oils, Shower Gels, and Lotions for women. These are layering products featuring the more popular colognes and perfumes from our regular line. And finally, I just feel pretentious when I say Eau de Parfum.

One product I offer but have not talked about lately is Long Term Care. Everyone needs it (unless your name is Musk). You have to be in good health to get it. The real benefit is your family, since they are the ones that will take care of you. LTC reduces that burden. If you have not allocated any money to Long Term Care, you have essentially allocated all your money to Long Term Care.

Being an independent insurance agent the majority of sales come from Home, Auto, Umbrella, Jewelry & Watercraft. The one coverage that I have not spoken on is Cyber Liability for Personal lines policies. This coverage is prevelant in the Commercial Lines policies but if fairly new to Personal Lines.

1. The product or service that clients pay for - Helping a tenant find a rental property.
2. I haven't talked advising the client what most landlords look for in tenant qualifications. For instance, most landlords want to see 3 times the rent in monthly income and will want to see verification of income either with two months of pay stubs or up to 2 years in income taxes for self employed tenants. Most landlords will require background and credit checks. Landlords also request two months of bank statements. If the landlord permits pets, then there will typically be additional costs for pet deposits (sometime non-refundable or partially refundable) and additional monthly charges for pets along with species, names, age, weight, breeds, decription, etc. on the pets.
3. The reason I haven't spent time on this is that while I have helped tenants find a property to rent, I haven't spotlighted the services because tenant placement is the least profitable of the services I provide.

Intelligent Office provides witness and notary services for clients for clients who need help with this sort of document support while in our locations. Notary services cost $5.00 and signature witnessing costs $2.00 each. I usually don't spend time talking about these services as they are usually only useful to a small subset of clients (typically attorneys & real estate professionals) who happen to need the services on a very timely basis. Their low cost and highly specific nature, means they’re not likely to be THE reason someone would refer a potential client to Intelligent Office.

Services are paid at closing. Closing Cost are standard in the industry but may vary if someone pays points to lower the rate. The points go directly to the cost of the rate reduction and not to the Loan Officer. We are commission based on the loan amount at closing. The one product I haven't talked about much is construction to perm and what they entail. There are a lot of moving parts includidng but not limited to, the product type, property type, value and loan amount. This is on my radar but haven't begun my series on this type of loan type. I consider every aspect of my job to be profitable regardless of income earned. I receive my profitibility in simple loan counseling, guiding clients through one of the most important financial decisions they make in a lifetime and, bringing them comfort and knowledge. Knowledge and expertise is a tie with the importance of staying completely Client Centric. Client centric is front and center extending to all parties involved in the transaction beyond the client applying for a mortgage.

One product my clients pay for is brand portrait sessions.
An aspect I haven’t talked about much in PowerCore is guided posing, where I work with clients to show them exactly how to pose so they look confident and approachable on camera.
I probably don’t talk about it often because it’s something that really has to be experienced to clearly understand. I did do a 7-minute presentation on it once (that was fun).
Lots of clients will come to my studio saying, ‘I don’t know what to do with my hands,’ or ‘You’re going to have to show me.’ And when they hear that I WILL show them exactly what to do, there’s immediate relief.
People who say they’re not photogenic or feel awkward in front of a camera are my favorite people!

Something that I haven't talked about recently is my service of providing Financial Wellness Workshops to businesses.
I have been focused on individual financial coaching and have not been targeting businesses to provide this benefit to their employees.
One thing I am currently pursuing is a certification in Business Financial Coaching, so that is a new topic that I will introduce in the near future.

One of our solutions that we offer our clients is a Health Savings Account. In my time with the bank, I have never had a client open this account. The feedback that I always get when I have offered this is that they have this product with their health insurance through their employer, as an auto deduction, & it is free. It is a great solution for the right person, but that seems to be a small group of clients. I do ask the probing questions to see if they have a plan like this, & of course I present it to them, but that is rare. This product is not a revenue generator for me.

One topic that I have not yet discussed is residential elevators. They are our newest product so I will be highlighting them in my next series starting in a couple of weeks! Our stairlift manufacturer, Harmar, acquired sole distribution rights for Pollock elevators last year. Pollock is an Irish elevator company that has made both residential and light commercial products outside of Belfast since 1983. Through-the-floor elevators require no cables and no shafts so they are an investment that add beauty and functionality to the home. I'm excited to share our latest product addition with everyone and to be able to provide the entire slate of home access products to our customers!

GUTTERS!!! Properly installed, and functional gutters are a very important aspect of the overall water management of a home. Gutters that do not function correctly can lead to water intrusion into basements, or rotted doors and siding. I don't spend a lot of time on them mostly because they're not very profitable. Another reason is because I usually don't do stand alone gutter jobs, as they're done as a larger project such as after a roofing job.

One service that clients pay me for is technical support or troubleshooting their systems to get them back up and running when something goes wrong.
One topic I haven’t talked about much is remote troubleshooting, where I can securely connect to a client’s computer and resolve issues without being physically on-site.
The reason I haven’t spent much time on this is because, most times, both my clients and I prefer the first meeting to be in person. Clients like to walk me through the full physical process of their day-to-day operations. And I like to assess their entire work environment for recommendations or potential risks. For example, I’ve seen businesses repurpose desktop computers as servers. In situations like that, I may recommend using a UPS (uninterruptible power supply) instead of just a surge protector, so their systems stay up during power outages to prevent data lost.
But once that foundation is in place, many issues can be handled remotely and often faster with less disruption to their day.

Whenever clients want to book travel they pay our a la carte planning fees for our service. However we do have a membership plan that we offer if we have clients who travel multiple times during the year (3- 7 times domestic and international). We have only mentioned it once or twice in our infominutes. However it needs to be mentioned more often as it can be seen as a time and cost saving opportunity for clients. The membership plan can save clients up to $2240 per year on planning fees and we take care of all travel arrangements (flights, hotels, transfers, rentals, dining, entertainment tickets).

One of the things that I have not highlighted at Powercore is that I sell a small number of retail products in my studio. I have grippy socks for exercise, essential oils for self-care, and an assortment of healing crystals and gemstones for energetic support. The reason I haven't discussed this within Powercore is because the items offered are strictly for existing clients or visitors - not setup for walk-in retail purposes. Plus, the products serve as secondary support to enhance the results of my service offerings, and are not a signifcant income generator. I am seeking referrals within Powercore to connect with more clients who my services can most help, not to grow revenues from product sales.

I want to shine a little light on something I haven’t talked about much, and that’s upholstery cleaning.
This is a service both residential and commercial clients pay for all the time, but it tends to stay behind the scenes.
One part of that service I haven’t really highlighted is body oil and odor buildup in upholstered furniture.
And the reason I haven’t spent much time on it… honestly, it just doesn’t sound all that exciting.
But here’s what’s interesting.
Over time, couches, chairs, that favorite seat in the living room, they start holding onto things regular cleaning just doesn’t touch. Body oils, lotions, everyday use, it all settles deep into the fabric.
So even when a space looks clean, it doesn’t always feel clean.
Professional upholstery cleaning pulls that out, refreshes the fabric, and brings that clean, comfortable feel back without replacing anything.
It’s one of those things people don’t think about… until they sit down and realize something just feels or smells off.

I’m a Reiki Master, and for almost 30 years I’ve been teaching Reiki, a Japanese energy healing practice that supports relaxation, balance, and healing. I offer live virtual and home-study Reiki courses. As a coach and former social worker, I’ve seen that talk therapy alone is often not enough, because trauma lives in the body. Integrating energy healing into my work helps clients feel safer and more grounded. I haven’t shared much about it here because I wanted to focus on the more mainstream parts of my business. But Reiki is part of my daily life. I start and end each day with self-Reiki, and I’m grateful that more than 3,000 people have gone through my training.

At LW Triumphs, Inc., clients hire me for commercial real estate brokerage services, specifically helping them acquire land or position land for sale.
One area I haven’t talked much about is land acquisition and research.
If I’m representing the seller as the listing broker, my client pays me. If I’m representing the buyer, compensation typically comes from the landowner. With this in mind, I can handle either side of the transaction.
The reason I haven’t spent much time on this is because it’s highly specific and can get complex. It’s very understandable, but every client is different, and no two projects look the same.
For example, one client might be a hunting club looking for 40 acres in North Georgia for recreational use. Another might be a developer planning an affordable housing community, where I’m researching density requirements, utility availability, land usability, and zoning.
So while it may sound like “just land,” there’s a lot of strategy and due diligence behind it. This is where I bring value as a commercial real estate broker.

Most people know we do plumbing repairs, water lines, and commercial work…
But one thing I don’t talk about a lot is basic clogs.
And the reason is — most clogs are considered emergency service.
When your toilet or drain backs up, you’re usually just calling the first plumber that answers the phone.
But here’s the thing…
This is actually one of our most profitable services — and honestly, we love doing it.
Because most ‘basic clogs’ aren’t actually basic.
There’s usually an underlying issue — buildup, bad piping, or something else going on that the customer doesn’t even realize.
And that’s where we’re different.
We don’t just show up, clear the clog, and leave…
We try to find the root cause so the problem doesn’t keep coming back and costing you more money.
So I’m a great referral for anyone dealing with recurring clogs or backups.

I help qualify buyers and manage deals, but one thing I haven’t talked about much is how I actually filter out weak buyers early. I haven’t focused on this because most people think more buyers is better, when in reality unqualified buyers just waste time and cause deals to fall apart later. Behind the scenes, I’m checking if buyers truly have the money, experience, and commitment to close, and I control how much information they get until they prove they’re serious. This isn’t the most visible part of the process, but it’s critical because the wrong buyer can delay or kill a deal, while the right one keeps everything on track to closing.

I offer a business start up package where you can get your LLC set up, a tax ID, and guideance on setting up online billing and payment acceptance.
it is not something I promote but will offer it if I speak with someone who is operating as a sole proprietor. I see it as paid marketing and while I have yet to convert a client from the start up package to monthly recurring services, I have received referrals from past start up package clients.
