When a family loves their neighborhood, refinancing to renovate is more attractive than thinking about moving. If they are 15 years from retirement a 15 year loan is going to allow them to retire debt free. I repeat what clients say so they know I'm listening. Kelly and her husband wanted an updated kitchen to entertain their growing family of grandchildren. I chose a 15 year cash out refinance. Kelly is already planning the decorations and the seating assignments for Thanksgiving. I am a great referral for homeowners who have been in their home for a while and now want to refinance versus moving. After all, where do most people hang out in the house at a party?

Prospects frequently ask about interest rates on a mortgage and whether my company has the best interest rate.  I often tell them that the interest rate is important but that it is somewhat a subjective factor.  I then often ask them what their comfortable monthly mortgage payment is for them. That should be the focus. We then discuss what makes my company the best choice for them-customer service, quick turnaround and prompt responses to their questions.  After learning about their homeownership goals, if we are compatible, we move forward with the application.  The borrower and I are a team working toward their goal.

Processing time is a financial component. A client moving from out of town needs a quick turnaround; a client driving two hours to work benefits from a speedy closing; when finances mean my client needs to sell before they can buy, time matters. I'm fast.
